A build that just cleared its last certificate is a listing before it is a listing.
The occupation certificate is public, and the owner has usually not spoken to an agent yet. 14,070 determinations were issued across NSW in July 2026, and the ones carrying an occupation certificate are the ones worth watching. Here is one from this week.

What a row says, and what it does not
- Council, stated type, declared value and the certificate date, so you know the build is genuinely finished rather than merely approved.
- Finished is a candidate for a listing, not a signal that anyone intends to sell. We do not predict intent and we do not score owners.
- Contacts are business points of contact of record from the application, never homeowner or occupier lists. Where the documents named nobody the row says none on file. There is no homeowner list here and there never will be.
Counts are stated as of the last ingest run, not live: we never claim “daily”, because it would not be true. Check your councils, see real output, ask for an agent pack, or start free for 14 days.
