For fire safety contractors

The building gets its occupation certificate. Its first fire safety statement is due within the year.

Most Class 1b-9 buildings in NSW owe an Annual Fire Safety Statement every year from occupation. We read the public certificate record statewide and flag each new building whose class puts it in that set, the day the certificate issues, before anyone holds the account: ~84 a month, 1,107 with no entrenched incumbent in the last year. Separately, 188 fire safety reports sit on the register in the councils we read. Here is one of them.

What a row says, and what it does not

• The address, the council, the class that fired and the occupation-certificate date, labelled likely AFSS-required, never “AFSS-required”. The fire safety schedule that legally sets the obligation is not in the open data, so every row is a candidate, not a verdict about any building.
• Split first-cycle (recently occupied, nobody entrenched) from standing (older, almost certainly already serviced: a displacement list, not a new lead).
• Contacts are business points of contact of record from the application, never homeowner or occupier lists. Where the documents named nobody the row says none on file. We do not supply the strata manager or the owners corporation, the people who actually commission the statement. Statewide we hold a business contact on 14.9% of sites, so assume you are buying the building, the class and the date.

Counts are stated as of the last ingest run, not live: we never claim “daily”, because it would not be true. The 84 has been corrected twice, both times downwards, and both corrections stay on the record rather than being quietly replaced.
